The strength of Hospitality Research Associates is the unparalleled talent of our team. The concept was born when Dr. Bob Nelson took an early retirement from academia with a desire to continue to apply his expertise in hotel valuations. The most accurate valuations require a team that will question every assumption. To that end Dr. Nelson reached out to the best and brightest in his network to tell them about his vision for Hospitality Research Associates. He assembled a “dream team” of experts, some of whom helped develop the tools that leading hotel valuation firms use today. They are the very people who taught the lodging industry’s leading consultants, operators, and developers. The skill set of the assembled associates grew beyond the initial vision of a dream team of experts in hotel appraisals. Robert Nelson, Ph.D.

Dr. Nelson specialties include accounting, finance, and hotel feasibility studies. Bob is a Certified Hotel Appraiser (CHA) who taught at the University of Delaware and Drexel. He also spent time as a visiting scholar at Cornell's Center for Real Estate and Finance.

Francis Kwansa, Ph.D.

Dr. Kwansa is an expert in finance and accounting who has taught at the University of Delaware, Virginia Tech and the School of Hotel Administration at Cornell University. He served on the Financial Management Committee of the AH&LA and participated in revisions of the USALI.

Brian Miller, Ed.D.

Dr. Miller specializes in hotel, restaurant, and event feasibility, operations, and training. With emphasis on managing projects, risk management, cost control, and market study applications. He has international hospitality experience and a distinguished teaching career at the University of Delaware, University of Massachusetts, Amherst, and Institut Paul Bocuse (n/k/a Institut Lyfe), Lyon, France.

A.J. Singh, Ph.D.

Dr. Singh is Professor and Director of Hospitality and Tourism Management at UT-RGV (Ph.D., ISHC). Formerly he was Hilton Hotels Fellow and Professor of International Lodging, Finance and Real Estate Finance in The School of Hospitality Business at Michigan State University. He has worked for Oberoi Hotels, Stouffer Hotels, Hyatt Hotels and Laventhol & Horwath.

John O'Neill, MAI, ISHC, Ph.D.

Dr. O’Neill is an expert in real estate, asset management and strategic management in the hotel industry. He is a professor at Penn State where he also serves as director of the Hospitality Real Estate Strategy Group. He previously held unit-, regional- and corporate-level management positions with Hyatt and Marriott.
